Inspection
The first step in any professional mold remediation project is to inspect the area visually. Our technicians will take pictures and look for any possible source of moisture, starting with an inspection of the air conditioning units (a faulty HVAC system is one of the most common cases of humidity in a house). We will also look to measure the relative humidity and take readings on temperature and dew points in different areas of the property. Other things to look for are leaky pipes, faulty HVAC systems, the condition of the crawl space, and any outside intrusion from cracks in foundation walls and floors or doors or windows.
Microbial Testing
Parallel to this process, we take air quality samples through a vacuum pump that collects said samples into an "air sampling cassette." This process is repeated in different areas of the property around 3 to 7 more times, including a sample taken outside for comparison.
Once the sampling is done, the cassettes are sent to a laboratory for microscopic analysis. Through this process, we can determine the microbial composition in the air and if, in fact, we are in the presence of a mold infestation.
Tape sampling is another form of testing, frequently used in cases where a suspicious stain is visible. We use a special tape and push the adhesive side to a wall to collect a sample. This sample is then sent to a laboratory for further analysis.
Report
After we get back the results from the lab, we build a final report explaining the outcomes and the recommendations that Restore-It suggests. If there is a need for mold remediation, we will provide you with an estimate that includes the scope of the work to be done. Only after you have agreed to this estimate can we begin with the next phase of the job.
It's good to note that some presence of mold in the air does not necessarily require mold remediation measures. Instead, this is only advised when the presence of microscopic spores goes beyond a critical threshold determined by industry standards. Restoration

Remediation
We begin by containing the areas unaffected to prevent them from being contaminated by mold spores. We seal the space with plastic tarps and use negative air scrubbers to remove the polluted air and replace it with clean air, preventing these unaffected areas from contamination.
In the meantime, contents like clothes and other textiles are cleaned with the Esporta washing system. We also clean carpets, rugs, and upholstery to prevent mold from resurfacing.
Our technicians use a HEPA vacuum to physically remove the mold and then spray antimicrobial agents in the affected areas. This solution is set to dwell for a determined amount of time according to the instructions of this biocide. After that, we use damp wipes to remove any trace of mold. In cases where it is needed, some building materials will be eliminated altogether. Negative air scrubbers are also used to remove any remaining spores.
Finally, after the main work is done, we will clean the HVAC system to prevent the possibility of recontamination and let the negative air scrubbers function for an extra day.
